Located in El Segundo near public transit, major highways, and LAX, 888 North Douglas is the transformation of an historic aerospace manufacturing and warehousing facility into a modern creative campus.

On this 30-acre site, less than a mile south of Los Angeles International Airport, massive buildings dating back to the 1930s, originally used for transportation and aerospace manufacturing, have been thoughtfully transformed for the modern workforce. The developer placed an emphasis on preserving the historic architectural features, including 50-foot ceilings, sawtooth skylights, bridges, catwalks, and railway corridors, while new amenities have been added and indoor-outdoor spaces have been maximized for 21st-century innovation and collaboration. Tying it all together with a new brand, Altitude created a cohesive system of branding, architectural signage, and wayfinding that unifies the large site and its four buildings, and that guides tenants, their employees, and guests through the campus—including two acres of park-like open space that’s rare in this region.

The redevelopment and rebranding of this unique property has attracted multiple tenants to sign long-term leases with 888 North Douglas’ owner-developer, Hackman Capital: Beyond Meat has leased 280,000 s.f. for their global headquarters; and L’Oreal has leased 100,000 s.f. for their second company headquarters.

Altitude’s visual identity for the property is reminiscent of industrial metalwork and fasteners, featuring a color palette of cool grays and metallics. Angular, overlapping graphics and other design details take cues from the historic buildings’ unique geometry, including the slanted sawtooth skylights, and also reflect the campus’ strong sense of connectivity, and immediate adjacency to an L.A. Metro station.

Creating a seamless brand experience across all touchpoints, the new brand is consistently applied throughout the property’s digital assets and print collateral, including leasing materials, also designed and executed by Altitude Design Office.
